Wincasa Properties is a Dubai brokerage, operated by Wincasa LLC, and an authorised sales partner for Danube Properties. We advise buyers and investors on the developer's residential projects, from a first shortlist to the keys. We do not design or build anything: Danube Properties is the developer, and this website is Wincasa's, not the developer's.
What we do
One partner, the whole catalogue
Buyers rarely need another brochure. They need someone who has walked the plots, compared the payment plans line by line and will say plainly which tower, cluster or phase suits the money on the table. Wincasa reads the developer's release list every week and turns it into a shortlist of three or four units that actually fit — then stays on the file until handover.

How it works
Buying through an authorised sales partner
The enquiry comes to Wincasa. The contract is with the developer. The money goes to the project's escrow account. Knowing which of those is which is most of what buyers want explained, so here it is in order.
Step 1: You brief Wincasa
Tell a consultant the budget, the reason for buying and where you would like to be. Nothing on this site reaches Danube Properties at this stage — the enquiry stays with Wincasa.
Step 2: We shortlist and price it
You get three or four units that genuinely fit, with the developer's current price list, payment plan and floor plans, plus an honest read on floor, aspect and handover timing.
Step 3: You contract with the developer
The reservation and the sale and purchase agreement are between you and Danube Properties. Wincasa prepares the paperwork, attends the signing and chases the developer, but is not a party to the sale.
Step 4: You pay the escrow account
Instalments go to the project's escrow account, held under Dubai Land Department rules and released to the developer against certified construction progress. Never pay an individual, and never pay Wincasa.
Wincasa is paid a commission by the developer under the sales partnership. There is no broker premium on the price and no advisory fee to you, so buying through Wincasa costs exactly what buying at the developer's own sales centre costs.

Danube Properties is the property development arm of the Danube Group. The developer's own site dates the business to 1993 and names Rizwan Sajan as founder and chairman of the group. It builds in Dubai, and the 39 projects listed on this site span 16 districts including Al Furjan, Arjan, Jumeirah Village Circle, Business Bay, Dubai Silicon Oasis and Dubai Maritime City. Twenty of those 39 are complete and handed over.
