Bayz 101 is a very tall building and that is the substance of what is on offer, not a detail of it. The developer publishes 101 storeys and 1,346 homes in Business Bay. At that height the apartments differ enormously from one another: a unit on the fifteenth floor and a unit on the eightieth share an address, a service charge structure and almost nothing else. View, light, wind, lift journey time and price all move sharply as you go up. Anyone comparing this building against a conventional thirty-storey tower is comparing the wrong things, and anyone buying without knowing their exact floor is buying blind.
The published price ladder runs from AED 1,231,000 for a studio through AED 2,358,000 for a one-bedroom, AED 2,904,000 for a two-bedroom and AED 4,608,000 for a three-bedroom. Those are entry figures for the lowest qualifying units rather than typical prices, and in a building this tall the distinction is unusually important. The premium between a low floor and a high one in a 101-storey tower is substantial, so the number that matters to you is the price of your floor rather than the price in the advertisement. Ask for it in writing for the specific unit.
The payment structure is 2% monthly, the highest rate Danube applies anywhere in its current release and double the rate on several sibling projects. That is worth pausing on. A 2% monthly instalment clears the balance roughly four times as fast as a 0.5% one, which means a materially larger monthly commitment for the same purchase price. It suits a buyer with strong regular income and suits far less well a buyer relying on a lump sum arriving later, or on a resale before handover. Compare the monthly figure against your actual cash flow before being drawn in by the building, which is the part that sells itself.
Business Bay is the dense commercial and residential district immediately south of Downtown, and it is one of the most liquid parts of the Dubai market for apartments. It is also among the most heavily supplied, with towers completing continuously. Danube has three buildings here, all on the same stretch, and Bayz 101 is the tallest of them. The district's appeal is proximity and liquidity rather than tranquillity: it is busy, it is built up, and it trades quickly. That combination suits investors more reliably than it suits families, and it is worth being clear which of those you are before committing.
