The smallest in the portfolio
Dreamz is complete and occupied, and at 171 homes it is the smallest project Danube has built anywhere in the portfolio. That scarcity is the interesting part. Almost everything else this developer has produced runs into the hundreds or thousands of units, and a development of under two hundred homes behaves differently: fewer neighbours, a small and workable owners association, and shared spaces that do not have to accommodate a crowd. Since it is finished there is no payment plan, no handover date and no construction risk. Anything available is developer stock or a private resale.
The published amenity list is short and appropriate to the size: a pool, a gym, a barbecue area and a tennis court. On a development of 171 homes those facilities are shared by comparatively few people, which in practice means they are usable when you want them rather than permanently occupied. It also means the cost of maintaining them is divided among a small number of owners, so the service charge per home may sit higher than a large development would carry. Ask for the actual figures across the last three years before assuming either way.
Al Furjan is the strongest part of this proposition and the reason to look here at all. It is an established residential district in southern Dubai with a settled population, its own retail, and two stations on the Route 2020 metro extension. Danube has six projects there, five of them complete, which means an unusual amount of the same developer's work is available to inspect within one district. If you are considering any Danube building in Al Furjan, walking several of them is straightforward and tells you more than any brochure could.
No price is published for Dreamz. On a finished building that is less of an obstacle than it sounds, because the meaningful figure is what comparable homes have recently sold for, and Al Furjan produces enough transactions to establish that with confidence. The smaller point to bear in mind is that with only 171 homes, sales within this specific development are infrequent, so the comparison will need to draw on neighbouring buildings as well as on this one. We will assemble that evidence rather than leaving you to judge an asking price alone, which is difficult to do well without it.
