Low-rise, and finished
Eleganz is complete and occupied, and it is unusual in two further respects. It is a four-storey development rather than a tower, and it combines 219 apartments with 40 townhouses on the same site. In a district dominated by tall buildings that low-rise form is genuinely scarce, and it appeals to a particular buyer: someone who wants the location and the amenities of Jumeirah Village Circle without living on the thirtieth floor. Since the building is finished, there is no payment plan and no handover to wait for. Anything available is developer stock or private resale, and we establish which before proceeding.
The record for this project still carries an old monthly instalment line from the period when it was selling off-plan. It no longer applies, and we have not repeated it anywhere on this page. A completed building is bought on completion terms, meaning paid in full at transfer or financed with a mortgage you arrange yourself. We mention the stale entry only because you may encounter it elsewhere and wonder why our page differs. Where a developer record and the state of the building disagree, the building is the more reliable of the two.
The developer publishes AED 1,613,000 for a one-bedroom here. Treat that figure carefully. On a completed building a published price is not necessarily what a resale trades at, because private sellers set their own prices and the market moves. It is a useful reference point rather than a quotation. What you should do instead is look at what comparable one-bedroom apartments in Jumeirah Village Circle have actually sold for recently, and use that evidence to judge whatever price is put in front of you. The townhouses are the more interesting part of the development for many buyers, because forty of them in an established district is a small supply of a scarce product. A townhouse gives you a private entrance and outdoor space at a price well below the villa communities, in an area with schools, clinics and a deep rental market already in place. If that is what you are after, say so early, because the townhouses and the apartments here behave as separate markets with separate buyers and separate pricing, and searching for one while being shown the other wastes everybody's time.
