The largest of the three
Glitz 3 is complete and occupied, and at 358 homes it is more than twice the size of either of its two neighbours, which the developer publishes at 151 homes each. All three stand ten storeys. That difference in scale is the one genuine distinction the published record offers within this cluster, and it has real consequences. A larger building spreads the cost of shared plant across more owners, which usually helps the service charge, and it generates more internal transactions, which makes pricing a resale easier. It also means more residents sharing the same facilities.
The amenity list here differs from its siblings as well, running to a basketball court, a tennis court, a gym, a party hall and a pool, against the barbecue area, gazebo, mini golf and play area published for Glitz 1 and Glitz 2. That is a more conventional and more sports-weighted set. Whether it has been maintained is the question that matters, and on a finished building you can answer it by walking over and looking. Courts in particular either get used and kept up or they quietly deteriorate while remaining on the service charge.
Fourteen floor plan sets have been released for this building, against six for each of its neighbours, which is consistent with the larger unit count and suggests genuine variation between apartments. On a completed resale that works in your favour, because you can walk the actual unit rather than interpret a plan. Two apartments described identically can differ in usable area, aspect and outlook, and twenty minutes on site settles what a listing cannot. Ask to see more than one before deciding, which the size of this building should make possible.
Dubai Studio City is a functional, affordable district in southern Dubai built around media and production businesses. It is quieter than the busier apartment areas with less new supply arriving, and it produces fewer transactions than districts such as Arjan or Jumeirah Village Circle. Being the largest of the three Glitz buildings partly offsets that: with 358 homes there is more internal sales evidence to draw on here than in either neighbour. No price is published, so that evidence is what we will use to test any asking figure you are shown.
